Originally a traditional Georgian townhouse designed by the renowned architect William Playfair for a rich merchant family, built in 1820, the Abbey Hotel (formerly the Greenside Hotel), at number 9 Royal Terrace, is situated in a quiet tree-lined terrace in the city centre. The hotel is situated only a short walk from Waverley train station and St Andrews Square bus station. Princes Street and Royal Mile are 10 min walk from the hotel. Getting there:By Road: follow signs to city centre then proceed to Queen Street. Continue to the east end of Queen Street. At the roundabout, turn left and at the next roundabout turn right, after which take the immediate right onto Royal Terrace. By Rail: from Waverley station exit to Princes Street, turn right towards Carlton Hill and left onto Leith Street. Walk downhill then at the second roundabout turn right into Royal Terrace. By Air: take Airlink bus to Waverley Bridge then follow the directions above.

Car parking:On street parking (pay and display). Free from 1730 hrs - 0830 hrs - Weekdays. Free all day Saturday and Sunday. Free on street parking nearby. Multi storey car park at Greenside car park just around the corner.
Child Policy:Children up to 2 years stay free when sharing the room with paying adults.
Location is handy, near the theatres and walking distance to the train station. Avoid the basement rooms, which are gloomy and noisy. Upstairs rooms are much nicer and larger. Breakfast service was quick and quite good.

A pleasant change from the hotel chains - friendly, attentive and you are really made to feel like a guest. A brisk walk up a hill to find it, but a hidden gem. Highly recommended!

Great location with very efficient and friendly staff. The only downside was the room I was upgraded to which was in the basement. The window was open when I checked in and smelt a bit musty due to the damp on the arches. The smell became very overpowering during the night and I transferred to the single bed at the other end of the room ...so if offered room 2 request another! A real shame as this was the only thing that let it down.
The room was great for the price, the location was close to everything and if we went to Edinburgh again I wouldn't hesitate to stay there again. Breakfast was included and was cooked fresh daily and quite good.

The new management in this hotel has made a great start. The hotel was clean, nicely appointed and the service was friendly and helpful. I recommend visitors to Edinbough give it a go.

We thoroughly enjoyed our stay at the Greenside. The managers were extremely helpful and pleasant, the room was huge, breakfast was tasty and generous and the hotel was a short walk to Princes Street. We would stay there again and recommend it.
The managers were very welcoming but they are about to leave to take over their own hotel on the west coast. Less than ten minutes walk from Waverley station makes this an excellent base, with a variety of restaurants close by. I'll probably return.
The room offered through the [website] was right at the top (good views) but for a double room was tiny. (It would even have been small for a single). You couldn't get round the bed as it was against a wall. However, the manager/manageress were very good and sorted a better room for the 2nd night. Breakfast OK

I managed to get a single room there for 33 pounds. Reasonable value for money at this price, but not at the advertised rates. The room was small and breakfast average, but the hotel is okay if you can get a good deal. Distance to the centre is its greatest asset.
The Greenside Hotel Edinburgh was is a beautifull setting with trees and open spaces to the front and rear, it is within walking distance of the city but we used the taxi on most occasions, only because we are lazy. The room was clean and confortable, the shower room looked new and sylish. Our room ( no 10) looked over beautifull terranced garden to the rear and uo to Calton Hill. Because Greenside Hotel is situated away from the city there is absolutely no traffic sound at night , in fact we didn't even hear a sound from our fellow guests. The Scottish breakfast was to die for, with constant refills of toast and coffee. Everyone in the hotel was helpful and courteous and in "our" rating for the hotel we will give it a 10 out of 10
The managers of the Greenside, Mark and Jackie, were lovely - very helpful and friendly. The hotel is only a short walk from Princes Street. Would recommend it to friends.
Very friendly and well priced. Breakfast was fabulous!! The stairs were a bit tough for carrying up suitcases - we were on the second floor, and parking was a problem - we almost got a parking ticket! But a car isn't needed as it is a short sstroll to the centre of town and there seemed to be a good network of buses. I would definately stay there again.
