Our friendly, family run hotel, where your comfort comes first, is in the heart of Brighton, and is fully non-smoking. 4 Diamond, Grade II star listed Regency hotel of character, almost 200 years old. Situated in Regency Square, one of Brighton's main seafront squares facing the West Pier, the hotel is a three minute walk from the main conference centres, shopping centre and main attractions, and there is a NCP underground car park in the square. Extensively refurbished, with luxury en-suite facilities, original fireplaces and ornate mouldings in many rooms. Please not: We do not have a lift, please inform us if this may be an issue. Rooms on the third and fourth floor may not be suitable for non-ambulant persons (i.e. persons with difficulty climbing and or descending stairs & fire-escapes unaided) Please be sure to advise us should this be a concern. We are a fully non- smoking hotel. For the consideration of our other guests we are unable to cater for large groups such as stag and hen parties.

Getting there:
Firstly, find the seafront. This can be done by following the A23 signposted City Centre and / or Seafront. On your right you will pass the historic Brighton Pavilion before arriving at the sea and the Brighton Pier (formerly and locally known as the Palace Pier). At this roundabout turn right and follow the seafront until you reach the West Pier (the now crumbling great old lady). Here you can make the next available right onto Preston Street. From Preston Street take the next available right and this will lead you onto Regency Square. The Brighton House is located on the North-East corner of the square.

Check-in Procedure:
Check in is from 2pm up to 10pm. For any possible late arrivals, please contact the guest house directly.

Car parking:
There is a large car park underneath the square in front of us. Present the ticket at reception in order to be validated for the discounted rate of 12 per 24hr.

Child Policy:
We can not cater for children under the age of 12.

All good except there had a cat and feather pillows and I am allergic to both, and if I had down about the cat I wouldn’t of stayed there.

Ideally placed. Close to the main attractions, beach, town centre and plenty of good eateries close bye. Peaceful and quiet atmosphere. Very eco-friendly approach with an interesting continental type breakfast buffet. Will stay again.

Single Room - Balcony

Room 37 on the first floor is a comfortably spacious single rooms with access to our balcony with its view over the square and sea. These rooms profit from the same en-suite & shower amenities as all our other rooms.

Single Room

Single, courtyard rooms with a standard single bed (3'x6'3" / 90x190). Fully en-suite with shower. 2 Night minimum at weekends. NON SMOKING! our single rooms are on the 3rd & 4th floor, we do not have a lift. We cannot cater for large groups (i.e. Stag/Hen) nor children under 12. We reserve the right of refusal upon check in.

Single Room - Budget.

Standard Double Room

Standard Double, bed (4'6x6'3" x 135x190cm). Fully en-suite with shower. 2 Night minimum at weekends. NON SMOKING! our standard double rooms may be on the 2nd,3rd & 4th floor, we do not have a lift. We cannot cater for large groups (i.e. Stag/Hen) nor children under 12. We reserve the right of refusal upon check in.

Twin Room

Twin room, with 2x large single beds (3'x6'6" / 90x200cm). Fully ensuite with shower. 2 Night minimum at weekends. NON SMOKING! our twin rooms are on the 2nd and lower ground floor, we do not have a lift. We cannot cater for large groups (i.e. Stag/Hen) nor children under 12. We reserve the right of refusal upon check in.

Twin Room - Lower Ground Floor

Lower ground floor, courtyard, room with 2 large single beds (3'x6'6" / 90x200cm). Fully ensuite with shower & bath. Please note: although with natural light and ventilation this room has no view. Suitable for conference goers / workers.

Superior Room - Four Poster

Room 35 on the first floor is a large and comfortable room on the first floor with an elegant four-poster king sized bed. Fully en-suite with bath and shower. This room overlooks our court yard and is considered very quiet by the romantics who have stayed here. 2 Night minimum at weekends. NON SMOKING! This room is located on the first floor, we do not have a lift. We cannot cater for large groups (i.e. Stag/Hen) nor children under 12. We reserve the right of refusal upon check in.

Superior Room

Room 36 on the first floor Is one of our most popular rooms. This is primarily due to the luxurious size of the bed along with the floor to ceiling bay windows which give access to our balcony and its view over the historic square and sea. 2 Night minimum at weekends. NON SMOKING! This room is located on the first floor, we do not have a lift. We cannot cater for large groups (i.e. Stag/Hen) nor children under 12. We reserve the right of refusal upon check in.

Triple Room - Lower Ground Floor

Room 49 is in the lower ground floor but benefits largely from the afternoon sun for natural light. This is one of our larger rooms and with with 3 large single beds (3'x6'6" / 90x200cm). Fully ensuite with shower.
