Edinburgh International Airport is conveniently located 9 miles from the city centre, and Edinburgh Waverley railway station is within walking distance of the property. If you are driving, the M8 motorway provides a direct route straight into the city centre. Directions are as follows: From the Tourist Information Centre on Princes Street: Head southwest on West Register Street, Turn left at St Andrew Street, Turn right at Princes Street, Turn left at Waverley Bridge. At roundabout take Market Street, Turn left at The New Steps, Turn left into St Giles Street. From Edinburgh Waverley railway station: Exit the station on to Waverley Bridge and turn left at the roundabout, exiting into Market Street, turn left at The New Steps, turn left into St Giles Street

This hotel was a great find when we traveled in October 2011. Rooms were modern and comfortable but didn't seem to have any air conditioning. Fine for the fall weather when we stayed. The location was perfect for everything we wanted to see. If you want to stay in the old town at a nice looking hotel this will be hard to beat.
We were visiting Scotland for a couple of days and we were very pleased with this hotel in Edinburgh that we stayed at. Restaurants and attractions are all a short walk away. Except that it does not have internet service, everything else was outstanding. It's one of best hotels we've ever stayed, and we've stayed at over 30 hotels across the US, Canada, Mexico, Caribbean, and Europe.
Great place to stay, right in the heart of things, just off the Royal Mile. My only complaint was that the room needed a thorough cleaning. There was a large swath of the shower that had mould and mildew and the floors could have stood to be really cleaned. Otherwise, location and the design aesthetic were great.
This hotel was reasonably priced during the middle of The Fringe; however, the lack of the ability to pull our rental car up front to drop off our luggage made it difficult. But it was worth it to be in the middle of the Royal Mile and surrounded in activity, as well as steps from St. Giles Cathedral. We also loved our room, which was comfortable, modern, cozy, and had many amenities. We would strongly suggest spending your 12.50 elsewhere for breakfast. Our was not included, but we went anyway, and don't think it was worth the cost. Instead, we went to the small cafe next door the next morning, and had a wonderful meal for half the cost. Further, we watched more than 6 staff members perform rather poorly, leaving one patron sitting without being acknowledged, for more than 10 minutes; while another couple waited for 30 minutes for their food only to have to reorder after finally getting the waiter's attention. I think there is plenty of room for improvement in the breakfast room. Lastly, the front desk managers were friendly, warm, and very helpful; however, some of the international front desk staff was not and left us feeling less-than-welcomed.
A great hotel with excellent staff and high standard accommodation
I stayed at Fraser Suites twice within a span of a week, first in a Junior Suite and second in a classic room. Location-wise, it is centrally-located just under 10 minutes (uphill) walk from Waverly train station and 15 minutes from Princes Street. The decor is classic cream with high ceilings. The junior suite had an amazing view of Scotts Monument and Princes Street while the classic room faced a tall brick wall. Facilities within the room were good. There was a small kitchenette with cutlery, tea making facilities, sink, fridge and a microwave (dishwasher in the suite). There was an iron and ironing board, hairdryer and wall-mounted flat-screen tv and iPod dock. I would definitely recommend staying here!!
Stayed here for two nights last weekend. After some persistance we got an early check in. The hotel is fab. Our room was lovely if a bit warm but we had a fan for that. Lovely bathroom and fab Powerful shower. The location is perfect just a few steps from the royal mile. We had a kettle,toaster,microwave and fridge in the room. Also had a hairdryer,safe and iron. I would highly recommend this hotel and will definitely stay here if I return to edinburgh.
Excellent service by staff, we had a problem with our room and they immediately moved us to another room. Wonderfully comfortable beds and pillows, It is very central to all the main attractions of the royal mile. would definitely stay here again.

Extremely well done out hotel in an excellent location in the old town, on the royal mile and only minutes walk down the road from the castle. Staff were extremely helpful. Room are immaculate, luxury bathroom and you get a kitchenette! Parking can be tricky but the NCP that the staff guide you to is a ten minute walk and you get 20% off staying at the hotel (just get the staff to validate your ticket before you leave). Will definitely stay there again.
Expensively furnished,, tasteful (slightly overdone, but a matter of taste) studio and 1BR rooms right in middle of Edinburgh's historic centre. Rooms are too warm at moment but should be cosy in winter (tho' who forgets to instal AC? Fans are available). Lovely breakfast room and helpful,attentive staff. Best for a short-term break as the room sizes are too small for a longer residential stay.
A new Serviced Apartment. Clean but glitches expected eg., no phone line during our stay (1 week); noisy utility services in false ceiling for 2 nights; NCP discount machine not working but discount rebate made on check-out after complaining. No business centre facility was surprising in such a high quality serviced apartment. Apart from the above, room facilities are very good. Car park shuttle or valet parking may be a beneficial facility for future customers.
