Getting there:By road: Follow the signs for the city centre. From the south you are permitted to drive along Princes Street westbound, however from all other directions you will access the city centre via Queen Street. From Princes Street turn right into Frederick Street (will also be signed for the A90) and the hotel is located on the left hand side. From Queen Street (eastbound) at the first set of lights turn right into Frederick Street, and the hotel is on the right hand side. By Rail: From Waverley Station exit to Princes Street and walking towards the castle, turn right into Frederick Street on the third crossing. By Air: Take the No 100 Airlink shuttle to Princes Street.
Check-in Procedure:Check in from 2pm ( Check out is 11am). Left luggage facilities are available. To comply with Scottish legislation the Hotel is non smoking throughout.
Car parking:Parking is by on-street meter or multi-storey car park at St James Centre.
Child Policy:Child up to 12 years stays free when sharing a room with paying adults.

This hotel was excellent however breakfast was out of the hotel at a local cafe where the food was below standard. If you don't eat breakfast I can recommend this place wholeheartedly.
Nicely renovated bathroom, clean decent sized room. Helpful 24 hour reception. Good breakfast but it is provided offsite as no restaurant/bar facility at actual hotel. Disgustingly overpriced but we did stay during August (peak festival season).
Breakfast is served in a bar/restaurant across the road from the hotel and, although breakfast was very good, it was a little bit inconvenient.
Excellent location. The breakfast at Rick's was also very good.
The rooms in this hotel are small, but well kept. The staff is cordial. The best thing about the hotel is its location --- very accessible to all local attractions.
This hotel is a little gem. It is a room only arrangement (no bar or dining) but the price includes an excellent breakfast at an adjacent venue. Very peaceful despite being very close to the city centre. Very helpful and friendly staff although one of them has the misfortune to support Leeds United. We will certainly go back.
The hotel is about a 10 to 15 minute walk from the train station. Breakfast was located in a hotel across the road, which was cooked to order and was one of the best breakfasts we had in the U.K. Quiet location. Would recommend this hotel to others.
Great, only two nights, there 2 nights, location wonderful. Nothing to complain about. Would recommend to friends and travel agent as a great location to stay. Disappointed we didn't have a second glass to have a drink in room, other than Tea or coffee cup.

The hotel location was superb very central for shops and restaurants. The room was clean warm and inviting. The staff on reception were polite and informative. I would definitely return for another visit.
central hotel right next to princes st. No facilities but clean and SPACIOUS.
The shower didnt work and when we flushed the toilet water leaked onto the floor.

Stayed in a number of hotels in Edinburgh City centre....this was the best in terms of value and location.
this is the second time i have visited the hotel, staff are friendly and helpful, rooms very spacious. only bad comment is the curtains where filthy nets black instead of white but other than that a good whole round package.
Perfect position to all I wanted to do in Edinburgh, just would have been better to have been able to have had breakfast on the premises.
Very central location just off Princes street, a Hotel with lots of ambience and an air of faded elegance. It could do with an upgrade, but on the other hand you would be the one to pay for that, so I prefer they leave it as it is. The service was impeccable and the breakfast on the opposite site of the street was fine, I do wonder though why they do not turn it into a breakfast buffet, that would speed up the service when there are bottlenecks. All in all a place I will be happy to return to.
Frederick house hotel was excellent value for money, the breakfast they include at Ricks place was fantastic will definately be booking for our christmas shopping weekend next year
