Hulmes Court B&B is two large Victorian homes right in the heart of Dunedin, 3 minutes walk from the city centre, restaurants, theatres, information centre, Octagon, and Art Gallery. Norman's partner Amy also works at Hulmes Court. You may see her out and about in the garden or helping out at the B&B. Amy is a qualified massage therapist, so if you would like to have a massage while you stay at Hulmes Court please ask Norman, Amy or the staff here at Hulmes Court to arrange a time. Amy has worked with a variety of clients including the All Blacks, the Tall Ferns, provincial hockey teams, competitive mountain bike racers and many more interesting people. We also have two cool cats Solstice, name after the day he turned up all wet and cold on the Winter Solstice, and his friend Jimmy. Free internet including two guest computers and wireless internet, off street parking, a great continental breakfast in the morning and free use of our laundry. Hulmes Court is a very relaxed and homely bed and breakfast. Although we are in the city centre, we are on a side street and opposite a Girls High School so Hulmes Court is tranquil, quiet and comfortable. There is plenty of off-street parking in our grounds of trees and gardens, providing a rest from the hustle and bustle so near by. You can move indoors, sit in front of the large marble fireplace and enjoy fine conversation in the Victorian drawing room.

Getting there:Christchurch: You will come into Dunedin on the Northern Motorway. This feeds into the One Way South (Cumberland St which then becomes Castle St). Travelling along this until you come to a railway station on your left. Turn right here into Lower Stuart St. Continue up Stuart, go around the Octagon (like our town square)carry up Stuart St until you come to the Smith St intersection then turn left into Smith St, take the next left which is Tennyson. Hulmes Court is about 50m down on the left - number 52. Queenstown, Invercargill & the Southern Scenic Route: You will come into town on the Southern Motorway which feeds into the One Way North or Crawford Street, when you come to the intersection with Stuart St, turn left, carry up and around the Octagon (like our town square) carry on up Stuart St until you come to the Smith St intersection then turn left into Smith St, take the next left which is Tennyson Street. Hulmes Court is about 50 metres down on the left - no 52.

Enjoyable stay, though the way the breakfast is arranged, while OK, could be better organised.
I had the lovely Balcony Room with shared facilities. Luckily there was no one to share with so I felt as though I was in my own home. A short stay but would definitely stay again.

Very good location,close to town yet a good quiet nights sleep on a Friday! Very helpful staff and good value for money.
Second time to stay here. Daughter loves Solstice, the resident cat. The room was large and warm. We had to share the bathroom but it was just across the hall. The location was up the hill from the Octagon. The price included a continental breakfast and free internet.
Really lovely B&B and incredibly and helpful friendly staff. I was in Dunedin for a conference, and the extremely comfy bed and quiet location was the perfect way to relax after a busy day
Hulmes Court feels like home - friendly and relaxing. Hosts are excellent - not to expect a modern up to date place - but a place close to the centre of town (just up the hill) where you can take it easy.
We stayed in the Art Deco room which is a queen with ensuite. Comfortable bed. Warm room. Shower over bath very low pressure. Friendly staff. No extra charge for laundry, video library or internet which was most welcome. Very easy walk to great restaurants.
Hi, The location is very central and the building is amazing. The staff were very friendly and helpful and the resident cats were a bonus. It was very clean. The linen could do with replacing and it would have been good to have a heater in the bathroom (late July in Dunedin is rather cold). Essentially a good backpackers with breakfast but we enjoyed our stay, it was very homely.
we had a very pleasant stay at Hulmes Court. the staff were very friendly, the place was very warm maybe the bathroom was a bit chilly.... The great location was very handy to the Octagon..a bit of a walk but too difficult good parking area, in fact great value for money.
Smallish single-room with basic furniture but quite adequate for the purpose. A very convenient central location with parking and a good variety of food for the inclusive breakfast; free internet access and tea/coffee/hot chocolate-making facilities. Heating in the bedroom a bit noisy, The two cats are very friendly and the staff very obliging.
Very good middle of road B&B easy going good price and plenty to eat for Breakfast with lots of choices.

Fantastic spot- very homely & loved the free internet & books to read while staying. Also got to watch the entire 'history of UK' on vid in my room on TV. Nice breakfast. Hulmes 2 nicer home but I liked the flower room in Hulmes 1, apart from the creaky old floor. Has great character though. Nice B& B, Nice owner
Just the ideal place to stay. Great Help your self Continental Breakfast and a variety of food. Nice and quiet and only a 5 Min walk to CBD.
We had a lovely two nights here - perfect position for walking about the city and easy to find on map. Loved the quaintness of the place and the breakfast which was included.

Wonderful experiance with super friendly staff. However, you need to fix the squeeky heatpump downstairs which kept me up all night.
