Car parking:Please note that cars cannot stop on Spencer Street in front of the hotel. Pull up either side of the hotel on Flinders Street or Flinders Lane. There are a number of public car parking facilities in close proximity as well.

Small room but all one needs if you're out all day and only need a clean comfortable place to sleep and clean up. Good breakfast included. Great value.
Rooms small, traffic noise. Double bed a little short for me and not very comfortable. I have had much better value elsewhere.

The best thing I noticed in this hotel is its personalized service. The hotel is nothing great as its a small boutique hotel. But the service is excellent. Samil on the front desk was very helpful. it fascinates me that he can quickly decide on what to do given a particular problem. These are the kind of service you don't easily get from most of the hotels. I guess, it may be unique to Samil though I an see the other staff were also helpful in their own ways. I'll give this hotel a 10 if only their internet was free and that they'd refill my shampoo and conditioner more frequently. I can say that I will stay there again if ever I return.
Pensione hotel location is pretty convenient, just a minute walk to get onto the free city tram round Melbourne city. But the room cleaning service was not so good. one day they forgot the face towels, next day after cleaning, forgot the replace shower gel and shampoo and then forgot the face towels again. 1st night was booked on double bed, cheaper rate, have a flat screen Tv and very quiet, 2nd - 4th nights, booked a twin beded room, higher rate. were given a lousy room, old model type of TV, reception were bad, not clear and very noisy, near to the bar. Location is fine, but I know this isn't too helpful but you get what you pay for. Sure the rooms could be bigger, but then again so would the cost if they were.
Great location, nice rooms and service but unfortunately very noisy. The rooms are quite small and you can hear the noise easily from next door and also the street noise on the 1st floor that we were on was very noisy also.
We enjoyed our stay at the Pensione Hotel very convenient to southern cross station and to trams and all the lights. Rooms are a little small but that is the only draw back staff and price excellent. Would stay again !
when told i was in the old section got a bit worried and it was on ground floor. could hear some conversation from the reception area at times but mostly very quiet, no window to outside so no idea of weather condition, but slept very well as so quiet. very happy with maintenance of the room and great value under $100 night. Reception staff very helpful and genuine.
Great little hotel if you need to catch the airport bus from Southern Cross station. Staff very friendly.

Very small room but very quite and comfortable.
Perfect place to stay especially if your using southern cross station as it is a five minute walk. Staff were mega friendly and held our bags for us. Deal with free breakfast is also handy and at 105 bucks for a double was fantastic.

Great little hotel in convenient location, very friendly staff. Special price with breakfast included was a steal. Only down point was extremely small bathroom facilities you can shower, clean your teeth and use the toilet all at the same time
Staff very pleasant, co-opeative and helpful. in both reception and restaurant (which served excellent food). Found location excellent for getting around, either walking or using all forms of public transoport, especially closeness to Southern Cross Station. Woul be very happy to stay here again.
