Getting there:Route from Haymarket train Station - 1 out of the station, turn left onto Haymarket Terrace Road 2 After 50 metres turn left into Coates Gardens. Route from Edinburgh Airport - 1. Depart on Jublee Road for 600 metres 2. At the roundabout, take the first exit onto the Eastfield Road for 100 metres 3. At the roundabout, take the third exit onto the Eastfield Road for 800 metres 4. Bear left onto Slip Road for 300 metres 5. Continue Straight ahead onto A8 for 3.9 kilometres 6. At the roundabout, take the second exit onto A8 Saint John's Road for 4.6 kilometres. 7. Turn left onto Coates Gardens

The room was a little small and a tight fit but it was a nice room. The location was nice because it was within walking distance of all the main attractions.
The hotel was very clean. There is no wardrobe in the room at all and an extremely uncomfortable bed. Also, there was lots of noise every time someone flushed the toilet anywhere in the building. It felt like renting a room in someone elses house rather then being in a hotel. You need 2 keys to get in - one for the main door and a hotel room key for the room itself - a bit inconvenient. However, it's good for the short stay and the price reflects the quality.
My room had a stained carpet..broken fittings...and a gas-heated water boiler in a cupboard a few feet from my bed which switched on and off noisily every minute until long into the night. It may be that this hotel has nice rooms - but if you stay here ask NOT to be put in room 60. That apart the staff are friendly, the breakfast was OK and the hotel is in a quiet street ten minutes walk from the city centre.
Very clean hotel in great location near Haymarket station. Staff were very helpfull in answering any queries that we had as well.
Older terrace housing converted to hotel. Great location, close to Haymarket Railway Station & eating venues. Contrary to previous reviews we read, we could not fault the room - best shower we had had on our UK travels, flat screen tv on wall. Did experience some noise from other guests late at night.

in this hotel you get central location(15min from princes street), cleaniness and nice staff for a very nice price. however, it comes just with continental breakfast(not for meat lovers), hence you might miss the buffet choice if you stay longer.
Rooms undergoing refurbishment when stayed mid March 2010. The two we were in were excellent although one had a drainage problem with the shower. Bar awaiting a make over and beer pumps were not working! and a severe shortage of other stock incl whiskey!! Breakfast arrived as ordered in a box but was fine. With the bar functioning properly I would happily stay again.
I think we got an early booking special price but it was great value for money, particularly for Britain. Room was very large and clean and the shower was wonderful, would've drained an Australian dam in 4 minutes
Room was fine for it's purpose - we stayed in the house next door to the main hotel, which had two rooms off a living room with a kitchen in it (!?) we had to move the bed to other end of room as there was a gap behind the pillows of about 2 feet where the skirting board came out to box off pipes...and we knew our pillows would be lost down there... Breakfast though was DREADFUL, coffee was barely warm (yuk) and all food was stale and disgusting (rolls, bread, crumpets, croissants, all stale and hard). Better cafe down the road which i would recommend for breakfast.
Nice hotel, near city centre (10 to 15 minutes on foot from Princes Street and 30min from the castle). But, there is no elevator!!!
ACCOMODATION SATISFACTORY FOR SHORT STAY. Ensuite in room could do with an upgrade. Overall pleasant room. Location good forcentre of city and links to Haymarket railway station and airport bus stop.
Fairly nice and clean, friendly and helpful staff, but the shower in my room was next to useless and needs improvement.
Hotel was very clean but a few things just need that pesonnel touch , not enough sockets in room (1) for kettle , television , lamp and hairdryer .Helpful at reception and discount tickets available for some attractions. Continental breakfast which was plenty. Would use this hotel again
The service was extremely friendly and accommodating. The breakfast served was of a good quality and overall I think our stay was very enjoyable. The only drawbacks were that the TV in our room did not work and needed to be hooked up which could not be done until after we were due to leave. However, we had so much to do in Edinburgh in the time we were there, we didn't really miss this normal luxury!
I enjoyed this hotel. It has the guest house feel I prefer. The room was large enough and clean. The breakfast was plentiful and the staff quite friendly. It is not located right in the center, but it is a 15 minute walk to the Waverly train station. It is in a quiet neighborhood.
Nice building, clean. I even managed with English victorian style shower water heating!! Very friendly staff. The breakfast was fortunately continental and therefore more healthy and tasty than traditional English one.
Staff were very helpful and friendly. Lovely building -old Edwardian splendour, but my twin bedded room very small - little soundproofing from bathroom/toilet in bedroom. Boxed waste pipe from upper rooms running through room I used.
Good value for a 3 star hotel and conveniently located
This hotel was a very pleasant stay, a little further from the city centre but a nice walk for me and my partner. The breakfast was nice and the bedroom was too. It was a little small but had all the right facilities which made up for it. overall a very pleasent stay.
