Car parking:As a City Centre Hotel we regret sincerely that "Car Parking" is not available on site. We have however secured a special arrangement with The Omni Car Park, situated only a 5-10 minute walk from the Hotel. Guests staying at the Hotel will receive a 15% discount on the cost of their parking (no time limits or time restrictions).

perfect location, right in the center of the city. Street noise was bothersome if the window was open, but otherwise no complaints. Very good value for the location.
Great Location in the Centre of EDINBURGH. Hotel has recently been refurbished (Partially) my room was one of the refurbished roms located on the 3rd Floor, nicely done....very quiet. Single Rooms as on the smaller side but ADEQUATE..... Staff EXTREMELY helpfull especially the receptionist who was on NIGHT duty (14th Aug) and DAY duty (15th Aug). This is the 3rd occassion I have chosen to stay at this hotel....HIGHLY RECOMMEND it.
There was a mix up with our booking on arrival but the lady at reception handled things really well and everything worked out fine. The room wasn't huge but it was quite spacious, the bathroom was large and everything was clean. There was free wifi and a restaurant on site. We booked just a room and we didn't eat breakfast there so I can't comment on the food but the hotel itself was very nice.
Although there is still scaffolding due to ongoing refurbishment, we could not find fault with the hotel. The room was clean and nicely furnished and the staff were very friendly and helpful.Our only gripe was that because the room was so warm(we did not have the radiator switched on) we had to leave the window open all night and the noise from the numpties roaming the streets until all hours and the police sirens meant that we didn't get a very restful sleep. However, this was not the fault of the hotel and we will stay there again on our next break.
Oh my gosh, the room was so small, where were we to put our 2 large cases??? Great view though,could see Edinburgh castle from the room and so close to Waverley station (walking distance) and the staff could not be much more helpful. Bit expensive for the room size,(but maybe this is what the prices are for staying intown down town??) discovered outer suburbs for B&B if one was to stay longer
overall good but could do with some refurb and wheelcahir access not brilliant but a fair price for the facilities and an excellent location.
Great location in central Edinburgh on Princess St. Suit travellers without cars for easy access to city sites. Decor old but undergoing renovations so should look much better once internal renos are finished and scaffolding has been removed. Restaurant has great views over the city and castle. Would not recommed to single young travellers wishing to meet other travellers. More suited to older travellers and couples.
Hotel on old side in need of some repair/upgrade, but my room size was excellent. Also staff friendly and helpful. Superb location on Princes Street opposite Waverly station very good for ease of getting to and from travelling destination.
The hotel's location can't be faulted, on Princes Street, opposite Waverley Station. Service, both at Reception and at breakfast was very good. There was a good selection at breakfast and the food and service were excellent. The room was adequate but tired - the whole hotel is in need of freshening-up - and not particularly clean, but acceptable. Our room was situated at the rear of the hotel, which meant no view, and the noise from the disco across the street was very loud.
The not-so-good points: rooms overlooking Princes Street & hence noisy. Buses stop directly below from early until late; rooms lack double-glazing; our room had strong smell of cigarette smoke both old & fresh; decor of corridors looks tired with peeling paint; ongoing external work at the moment [Feb 2010] & scaffolding blocks view for some rooms. However, we'd certainly recommend the hotel if you're looking for somewhere relatively cheap & convenient to stay. Waverley railway station is just across the road; the rooms are large, clean & comfortable; good flat-screen TV with Freeview; room had a great view over Princes Street & towards Edinburgh Castle; the breakfast was substantial; the reception staff were extremely helpful & friendly. They even looked after our bags on the final day until we were ready to go & get our train home. This saved us £10 - which is what it would have cost to leave the bags in left-luggage at the train station. Overall, very good! Helen (York, UK)
The hotel is well situated and the staff and helpful but the beds are very hard and there was a lack of hot water.
Undisputedly, the hotel is located very centrally, about 100m from Waverley station. The lobby interior is rather shabby however rooms are maintained quite well and are clean. The check-in process was very fast and efficient. I booked a single room with a single bed but I was given a room with a double bed which was good. The only drawback was that it was facing the backyard and I wanted to enjoy the views of the castle. So I asked for another room facing the street and the reception was very helpful and found me such room very quickly despite the hotel was booked throughout. Didn't like the price of breakfast (cereals and something else), was too high to my liking for that kind of stuff. Overall I had good impressions about that hotel, location and staff being the best. Pricing are on a high end though bearing in mind the location it's sort of understood.
Room was very dated looking and the shower room was a bit smelly with a dripping shower but the location and friendliness of the staff were fantastic.
This hotel is badly in need of refurbishment. The carpets, wall coverings and furniture are well worn. Breakfast was overpriced for very poor quality. I would not recommend this hotel to anyone.
I have stayed in this hotel three times & have enjoyed each time. I cannot fault the staff who were wonderful in helping me out in a difficult siutation
The first room we were in was tiny, cold & noisy. They changed us into a much better room. It was very big & clean but still a little noisy. Hotel needs updating. Perfect location for city centre attractions.
Had room facing Princes St - very single glazing provided no soundproofing whatsover! Incredible view, however, of the castle etc. The bedding was spotless and the white surfaces in the bathroom were clean, but someone really should ensure cleaning staff remove old (used!) complimentary toiletry bottles and packaging etc from previous occupants...

I have booked two rooms: one double and one single. The double room was great! Large, with a beautiful view to the city centre and the castle. On the other hand, the first single room which was offered to us was terrible! Extremely small, dark, no views... So we complained and a much better room was given which was still small, but lighter and with the city centre and the castle view. It does depend on the room you get. The location is great: just in front Waverley station.
I enjoyed my stay at the Royal British Hotel and was especially impressed with the reception staff who were especially polite , helpful and informative.
