Getting there:From the West and Airport Travelling east from the M8, take the A8 keeping to the right hand lane. This will take you through the underpass. Follow signs for City Centre for approximately 4.5 miles. You will see The Caledonian Hotel on the right hand side. This is the beginning of Princes Street and is restricted to public transport, meaning you cannot drive through Princes Street. Turn right at The Caledonian Hotel onto Lothian Road and take the first left onto King Stables Road. Drive to end of this road, taking you to the Grassmarket. Take a left and drive for approximately 200 metres. Take the first turning on your left, Victoria Street and drive to the top. Turn right and drive for approximately 200 metres and turn first left onto Chambers Street. Drive to the bottom and turn right. Drive for approximately 200 metres until you reach The Festival Theatre. Turn left onto Hill Place and ten hill place hotel is on your right at the bottom of Hill Place.

We really enjoyed staying in this hotel which we found attractive with good size well furnished room. Very comfortable beds and bathroom a good size without the awful noise of an extractor fan which we often experience in other hotels. The staff were very helpful and met our request for a change of double room to twin without hesitation. Breakfasts were excellent with great variety and well presented. Location was perfect for walking to most of the places of interest and good bus service for further afield visits. Situated in a fairly quiet street, just off Nicholson street, which is very busy, made for peaceful sleep. We found the Castle interesting and loved the views from there. The Royal yacht Britannia was a treat and the City Museum in Chamber Street wonderful. Would certainly stay at this hotel again when we return to Edinburgh to explore further.
The Hotel is situated very conveniently for the Festival and Fringe - our reason for staying. The staff were, overall, helpful, pleasant and positive. The accessible room we booked was of good size and had a good quality wet room (though the sink is inconvenient for a wheelchair-bound user.) Notwithstanding this, considering the price of the rooms, there were some disappointing features of our visit. A problem with our sink was not resolved; the bottled water was not replaced in our room; we had to queue for breakfast every morning (though the breakfast was very good); the guest "lounge" is the inadequate (in capacity terms) restaurant; the late bar advertised is simply a night porter service after 11pm(!) - 6/10
this is a brilliant hotel within 10 minutes walk from edinburgh train station. the rooms are nice and clean, they have glass doors to the bathroom but other than that excellent. location is good, rooms modern and tidy, good price. would use next time
Actually, it's about 15 minutes walk from hotel to royal mile. It would take longer if you are carrying your luggage. Please remember, the hotel is "Hill"place!! The size of the room I stayed (level 2)was not as expected from the comments others left, but it was still enough for a double room. The size of bathroom was quite nice. Generally speaking, the room was modern and comfy. There was only one small bottle of water in room everyday, although it's a double room. I did ask the housekeeper for two bottles because of the tab water was too turbid to drink. Moreover, I did ask the reception for a bottle of water on Thursday evening as well, but the lady told me that I have to buy from the bar or restaurant!!! Fortunately, there were some shops and supermarkets around the corner, so it was not a big deal. Apart from these, the stay was nice.
The hotel was ok;For the price the breakfast could have been included. As the latter costs a whooping £10/person, we went to small cafés around and got lovely breakfast for £7 for 2.
we only had a couple of night here but the room was great and the hotel very modern a bit of a walk around 15 mins into the heart of the city and a bit of a walk from the the station but felt it worth it the location was very quiet at night and no traffic noise as it is located in a little square but shop just around the corner and some good place to eat if you dont want to go into the city would recommend lory queensland australia
This hotel is perfectly well and fine, but I think at £70/night is about 20 pounds more than it should be. The room service menu was very nice and the room was also very nice and just as it appears on pictures.
Clean modern hotel. Large room with excellent shower and super king-size bed. See through bathroom door certainly a talking point! £10 extra for breakfast but there's a great little bagel shop the other side of the main road for a cheaper alternative
A clean quiet hotel in a good location within walking distance of restaurants, shops and 15 mins from Princes Street. Parking very limited. Breakfast expensive.
Clean,quiet, modern, good value for money and excellent location, what more can you want!
A great well maintained hotel with large rooms and spacious ensuite and within walking distance to the city, royal mile and edinburgh castle. Rooms have LCD TV's and all the facilities for a comfortable stay, even though theres no mini bar theres no complaints here at the price paid.

Clean and modern, comfortable and quiet. Spacious room, great location with less than 10 minute walk to Royal Mile/Edinburgh Castle and lots of restaurants and shops. Would highly recommend this, was well worth the money. Take your lap top, free wifi, no internet PC available.

Great location, clean and spacious rooms, reasonable rate, no breakfast included (and expensive at £8.50 pp at the hotel). Overall, very pleased with the choice, but I would not pay more than £80 for a double room.
Nice, modern, quiet hotel, 5 minutes walk from the Royal Mile. Breakfast is overpriced, there are many cafes around with much better value.
Fantastic location and beautiful room. I will always stay at Ten Hill Place for my future visits to Edinburgh.
Modern, clean, lovely rooms and well located (easy walk into centre - 10 mins). Only irritation was lorry offloading at a depot at the rear (where my room faced) late at night. Minor though - overall positive.
