Inspired by the East Coast of the USA known for its relaxing and tranquil feel complemented by its unique style of décor, our award winning guest accommodation first opened its doors to visitors to Eastbourne back in the late 1800s. We are perfectly positioned with an ocean front location within one of Eastbourne’s conservation areas.
Following a complete refurbishment we offer a choice of contemporary New England style en suite rooms ,with crisp white linens, spacious bathrooms with power showers and bath tubs, flat screen televisions with a wider choice of channels.
Our Cape Cod dining room has lovely sea views where our guests relax and enjoy our award winning breakfasts, the guest lounges are adjacent with large comfortable leather sofas, original paintings by local artists and a wide choice of books and games. Additionally we provide free Wi Fi access for our guests.
We featured in The Guardian Travel Guide as listed in Top Ten Design Hotels for under £100 on 17th March 2008.
During the main season daily and at weekends during the early spring and late autumn, light lunches and Sussex cream teas are available to both guests and non residents.
Additionally we are happy to provide light picnic lunches for our guests.

Getting there:
To find The New England by road, from the A27 or A22, follow the signs to Eastbourne seafront. Turn right at the roundabout by the Sovereign Leisure Centre and follow the road along the seafront for approximately 3/4 of a mile. The hotel is just past the Redoubt Tower and Army Tank, on the right hand side, directly opposite the Pavilion Tea Gardens.

Car parking:
We have a small private car park at the rear of the hotel and there is plenty of unrestricted parking outside, and at the rear. There is also a large public car park nearby on the seafront opposite Beamsley Road.
